To compare farmhouse projects in Garhmukteshwar, check five things side by side: location relative to Brijghat and the Ganga Expressway, price per square yard or bigha, registry and title documents, approval and RERA status, and what's actually built on site. Use the matrix below to line up Ganga Valley, Garh Ganga, SKS Mulberry Estate and The Club Farm on each.

Disclosure: The Club Farm publishes this page, so you should read it with that in mind. We've said how each fact was checked, and we'll correct anything that's wrong. Write to info@theclubfarm.com.

  • What should you compare before buying a farmhouse plot in Garhmukteshwar?
  • Where is Garhmukteshwar, and how far is it from Delhi?
  • How do the four projects compare?

  • How much does a farmhouse plot cost?
  • Is it legal, and how do you check RERA, registry and mutation?
  • What are the red flags, and what should you check on a site visit?

What should you compare before buying a farmhouse plot in Garhmukteshwar?

Compare five things: where the plot sits (Brijghat, the Ganga, the expressway), the real price per square yard or bigha, the paperwork you receive at registry, the project's approval and RERA status, and what's built on site today versus what's promised. Price alone misleads. Two plots at the same rate can carry very different risk.

Picture two projects quoting the same rate per square yard. One hands you a sale deed with your plot number when you pay in full. The other gives you a booking receipt and says registry comes later. Same rate, very different purchase.

That's why the matrix further down has more rows about paper than about views.

Where is Garhmukteshwar, and how far is it from Delhi?

Garhmukteshwar is a Ganga-side town in Hapur district, Uttar Pradesh, roughly 1.5 to 2 hours by road from Delhi and Ghaziabad via NH-9, depending on traffic and where you start. Its ghats at Brijghat draw pilgrims year-round, and the first phase of the Ganga Expressway opened on 29 April 2026.

The Ganga Expressway is a 594 km corridor from Meerut to Prayagraj. Published interchange lists include junctions on the Hapur to Garhmukteshwar road and the Bulandshahr to Garhmukteshwar road, so expressway access has become a standard selling point in this belt. For official updates, check UPEIDA, the agency building it.

A nearby expressway doesn't make every plot a good buy, though. Measure the distance to the interchange by actual road from the plot gate, not from the brochure map. Our location page shows how we measure it for The Club Farm.

How do Ganga Valley, Garh Ganga, SKS Mulberry Estate and The Club Farm compare?

All four are marketed as farmhouse or farmland projects around Garhmukteshwar and Brijghat, but price, registry terms, approvals and build progress differ by project and change over time. Use the matrix below, then ask each seller to confirm every row in writing.

How we filled it in: we list only what a project's own materials, official records or a site visit confirm, with a date. Where we haven't confirmed something, the cell says so rather than guessing.

A naming trap: Garh Ganga is also the name of a locality near Brijghat. When an ad says 'Garh Ganga farm house', ask which project and which developer. The Club Farm's own address is in Garh Ganga, so the name appears in both places.

Ganga Valley

Plots marketed under the Ganga Valley name show up on property portals around Garhmukteshwar. Ask for the developer's name, the approved layout, a sample sale deed, and the written price per square yard with every extra charge.

Garh Ganga

Because the name is shared with a locality, start by confirming the exact project and promoter. Then ask the same questions: layout, registry, approvals, all-in price.

SKS Mulberry Estate

Ask for the brochure, layout plan, registry terms, approval status and a site visit date, then record what you're told with dates.

The Club Farm

The Club Farm is developed by Maxpine Group near the Brijghat ghats on the Ganga, with white sandalwood as its farming focus. Per our website, the project describes a 25-acre resort, a 5-acre wellness centre and a 5-acre Sanskar School as part of the wider plan. Check what's built today against what's planned when you visit. See the amenities and the key plan.

Which project suits which buyer?

It depends on what you'll do with the plot. A weekend-home buyer should weigh road access and amenities. A farming buyer should weigh soil, water and the crop plan. A land-banker should weigh price per yard, title clarity and resale.

How much does a farmhouse plot in Garhmukteshwar cost?

Prices vary widely with plot size, distance from the river and the main road, and whether the project has built roads and utilities. Don't compare quotes until you convert them to the same unit (per square yard) and add every extra charge. For The Club Farm's current rates, see the price page.

Sellers here often quote in bigha, and the square-yard equivalent isn't the same everywhere. Ask what a bigha means in the seller's own paperwork, then convert.

A simple way to compare:

  1. Add the plot price, development or maintenance charges, stamp duty, registration fees and any other charges.
  2. Divide the total by the plot area in square yards.
  3. Compare that all-in rate, not the headline rate.

More detail is in our farmhouse cost guide.

Buying is legal when the seller has clear title and the sale is registered in your name, but 'legal' also depends on the land's category and what you plan to build. Check the title in revenue records, ask whether the project is registered with UP RERA, get the sale deed (registry), and make sure mutation (dakhil kharij) follows. Have a property lawyer review everything before you pay a booking amount.

Use this checklist with every project, ours included:

  1. Seller's ownership: ask for the earlier sale deeds, and check the khatauni on UP Bhulekh.
  2. Land category and permitted use: ask your lawyer what you can build on the plot and how much.
  3. RERA: search the project or promoter on UP RERA. If it isn't listed, ask for the reason in writing.
  4. Plot identity: the plot number, area and boundaries on the agreement should match the approved layout.
  5. Registry timing: ask when the sale deed is executed, on full payment or later.
  6. Mutation: ask who files it after registry and how long it usually takes.
  7. Encumbrances: confirm there's no loan, lien or dispute on the land.
  8. All charges in writing: price, development, maintenance, stamp duty and registration fees.

The Club Farm states that plots come with instant registry and mutation. Don't take our word for it either: ask to see a sample sale deed on your site visit.

What are the red flags when comparing farmhouse projects?

Pause if a seller pushes a same-day token, quotes prices only verbally, says 'approved' without a document number, delays registry, or promises fixed returns. Any one of these is reason enough to slow down and ask for it in writing.

  • Same-day token pressure: a good plot will still be there after your lawyer has looked at the papers.
  • Verbal prices: if it isn't on paper, it isn't a price.
  • 'Approved' with no number: ask which approval, from which authority, with what reference.
  • 'Registry later': this is the biggest gap between a sale and a booking.
  • Guaranteed returns: land and crops carry risk. No honest seller can promise a number.

Does a sandalwood plan make a farmhouse project better?

Only if the plan fits your goals. Sandalwood is a long-horizon crop, so treat any return figure as an estimate and ask for the assumptions: trees per acre, host plants, care costs, who manages the plantation, and which rules apply to growing and selling it.

The Club Farm is built around white sandalwood, and our sandalwood farming guide explains how we think about it. Here's a good test for any project: would you still want this plot, at this price, as a green weekend escape if the plantation earned nothing?

What should you check on a site visit?

See the plot yourself, with the layout PDF in hand and a lawyer's questions in your pocket. A visit should confirm what the brochure claims and expose what it leaves out.

  • The approach road, and how it looks after rain.
  • Boundary markers that match the layout plan.
  • The water source for farming, and the electricity connection.
  • The real drive from the plot to Brijghat and to the nearest expressway interchange.
  • Neighbouring land use, and whether the plot is exposed to flooding. Ask the seller directly.
  • Security arrangements, and what's built versus what's still on the plan.

Take dated photos. If you'd like to see The Club Farm, book a free site visit.
